What do we do with a steel roof shed that has major rust to prepare for coating?

Our steel pole building's roof was not prepared or finished when it was built, many years ago.  Of course, it is rusting now.   Some leaks are noted after rain, but we cannot see from inside. Another issue, walnut tree sap.  Will your product work and how can we ready the roof for coating?

Hi so the Liquid Butyl Rubber can go directly over mild rust but for heavier rust wire brush first clean and apply a coat of our seal tight first.  Let that dry then apply the Liquid Butyl Rubber Thank you
